For a long-term rental from a local owner, do not rely only on a verbal agreement. Sign a bilingual lease listing the apartment address, term, rent in VND, deposit, and separately charged items such as electricity, water, internet, and building fees.
Set aside at least 7–14 days to compare several apartments and inspect them in person. My An and An Thuong usually have the broadest selection, although good beach-area units move quickly; typical monthly ranges are about VND 6–10 million for a studio and VND 9–15 million for a one-bedroom apartment.
Before paying a deposit, check the air conditioners, washing machine, water pressure, mould, construction noise, and meter readings.
