Sea view room vs garden/bungalow room at Egyptian beach resorts — which is better?

TL;DR
Sea view rooms cost more but are often smaller; bungalows and ground-floor rooms are more spacious, open onto a lawn, and have no buildings blocking the view.
One guest got a two-room unit with sea and pool view plus a large balcony — pros: layout and view; cons: all furniture is old, worn renovation (plaster peeling in places), pilling bedsheets. Overall the pros outweighed the cons.
Ground-floor rooms don't have a sea view, but the windows open onto an open lawn with no buildings around — many guests actually prefer this.
A sea-view room in the left wing (from the reception) turned out smaller and less comfortable than a bungalow — they chose the bungalow for the extra space.
A second-floor sea-view room was well liked: furniture was old but sturdy, and the view was great enough to sit on the balcony with binoculars watching the sea.
