TL;DR
Building 4 (e.g. room 4414) offers bay views and easy beach access. Club rooms in buildings 1–3 are overpriced with no clear advantage.
Tip: book in the 'Beach' zone — the restaurant there is better and it's just 1 minute to the sea. In the 'Palm' zone there's a risk of being placed in the farthest bungalow, meaning a very long walk.
Note: beach access involves stairs up and down. The building closest to the sea turns out to be the farthest from the restaurant used for breakfast and dinner — lunches (except a couple of days) are at the restaurant near the sea. Evenings can be noisy from the Farsha bar (to the right) and Santorini (below), but closing the balcony blocks most of the noise.
Bungalow #900 gets good reviews: located above the grill restaurant, a longer walk to the sea, but close to the pools and water slides.
Buildings 3 and 4 are closer to the sea but farther from restaurants — easy walk in the morning (no heat yet), but reaching restaurants near Castello or reception at lunch is tough due to heat. Building 1 is long, so distance depends on the specific room. On the plus side, dinner options are conveniently clustered: an Asian restaurant, Kulina, an Italian restaurant, and Sweet Home dessert café are all near each other.
Consider the West Bay Premium category (16+): the building is close to the sea, the restaurant is also nearby, with sea views and a convenient location.
If choosing between Xanadu and Club, the main Xanadu building is farther from the beach, but its food is generally considered better. Club buildings are newer and more convenient for the beach and activities, while the overall infrastructure is shared between the zones.
If you want to stay closer to the sea, the Gold Bracelet option is worth considering: it includes accommodation on the first beachfront line, access to more restaurants, and a 24/7 bar.
ROB Deluxe pool-view rooms are not in one fixed area: their exact position depends on the building you get. In general, they are described as being roughly midway between the beach, reception, and restaurant.

Skip the premium rooms in buildings 1–3. Building 4, room 4414 has great bay views and is steps from beach #1. The promenade nearby is perfect for evening walks exploring neighboring hotels and shops.
Walking along the promenade from building 4, you can reach the Mahoney seafood restaurant and a Fix Price market with noticeably lower prices than street stalls. If you buy a lot, hotel taxis can help carry it back.
