Which area of Hurghada is better to stay in — Makadi Bay or the Old Town (Sekalla/Marina)?

TL;DR
Makadi Bay is quiet and underdeveloped, even at Jaz-branded hotels (formerly Lambranda). More life and infrastructure is found in Old Hurghada — the area near the mosque, Marina port, and Marina Hotel.
At the public beach near WB bar, sunbeds tend to get taken very early — by around 6-7am spots are mostly gone, so arriving at 8-9am may already be too late. A tuk-tuk is a convenient way to reach the beach if you want to avoid the stairs.
The 'real' Old Hurghada is the district around the mosque, Marina port, and Marina Hotel — this area has genuine city life and infrastructure, unlike the more deserted resort zones.
Makadi Bay is described as quiet and lacking atmosphere — even the former Lambranda-branded hotels (now rebranded under Jaz) sit in an area with almost no city life or entertainment outside the resort grounds.
